SS Credit 2: Development Density and Community Connectivity

Intent
To channel development to urban areas with existing infrastructure, protect greenfields, and preserve habitat and natural resources.

Requirements
OPTION 1. Development Density
Construct or renovate a building on a previously developed site AND in a community with a minimum density of 60,000 square feet per acre net. The density calculation is based on a typical two-story downtown development and must include the area of the project being built.
OR
OPTION 2. Community Connectivity
Construct or renovate a building on a site that meets the following criteria:
-- Is located on a previously developed site
-- Is within 1/2 mile of a residential area or neighborhood with an average density of 10 units per acre net
-- Is within 1/2 mile of at least 10 basic services
-- Has pedestrian access between the building and the services
For mixed-use projects, no more than 1 service within the project boundary may be counted as 1 of the 10 basicservices, provided it is open to the public. No more than 2 of the 10 services required may be anticipated (i.e., at least 8 must be existing and operational). In addition, the anticipated services must demonstrate that they will be operational in the locations indicated within 1 year of occupation of the applicant project. Examples of basic services include the following:
-- Bank/Place of Worship/Convenience Grocery/Day Care Center/Cleaners/Fire Station/Beauty Salon/ Hardware/ Laundry/Library/Medical or Dental Office/Senior Care Facility/Park/ Pharmacy/ Post Office/Restaurant/School/ Supermarket/Theater/Community Center/ Fitness Center/ Museum

Proximity is determined by drawing a 1/2-mile radius around a main building entrance on a site map and counting the services within that radius.

Potential Technologies & Strategies
During the site selection process, give preference to urban sites with pedestrian access to a variety of services.

--建筑到服务设施间有步行通道;

混合型开发项目,场址中最多只有1个基础服务设施的,可计为10 个基本服务设施的1 个,但要
对公众开放;对于正在建设的基础设施,最多只能算2 个(也就是说至少8 个已经存在并正在运行)。
另外,这些正在建设的服务设施必须说明在所在位置,并要在用户入驻建筑一年内投入运行。

基本服务设施举例:
l银行l洗衣店l学校l宗教所l图书馆l超市l便利店l医疗诊所l剧院l日托中心l老年设施l社区中心
l清洗店l公园l健身中心l消防站l药店l博物馆l美容店l邮局l五金店l饭馆

以建筑主入口为中心,半径1/2 英里(804 米)在场址地图上画园,数出半径范围内的服务设施数
量以说明。

技术措施和策略
选址过程中,优先考虑可以步行到达各类市区服务设施。
